Homes at Willowbrook Community may be occupied by persons aged 50 and over. Small well-behaved pets (including dogs and cats) are welcome. Homes may also be tenanted, if you’re not yet ready to move in yourself, but tenants must be over the age of 55.

The finished village will comprise 35 dwellings of varying sizes and designs – all with individual freehold unit title. This means that purchasers will fully own their house and the land beneath it while also sharing in the benefits and use of the common land.

The ownership model is designed to provide all of the advantages of freehold tenure alongside communal maintenance of common property, giving owners the flexibility to lock and leave.

Local amenities

Clive is a small and thriving township (population 2,500) conveniently located just 15 minutes drive midway between Napier and Hastings. The town has its own shopping centre, local pub, cafes and eateries and is centrally located on the regional cycle trail. Local wineries are a short car or bike ride away.

There are numerous water-sport opportunities including rowing (Clive is home to the Hawke’s Bay Rowing Club) along with canoeing and water-skiing. The nearby beaches are perfect for walks, fishing and swimming or, if you prefer an indoor pool, the Clive War Memorial pool complex is located in the township. There is also a local tennis club and rugby club based at Farndon Park Domain along with various other cultural groups including the Hawke’s Bay Community Choir who meet and practice weekly just down the street at the Clive Community Hall. Clive is on Hawke’s Bay’s famous art trail.

Hawke’s Bay has recently been announced as one of the top dozen Great Wine Capitals of the world alongside Bordeaux, Napa Valley and Adelaide. Surrounded by vineyards, Clive sits in the middle of this prestigious viticultural area.

Meet the developers

Murray Tonks

Murray has a background in planning and environmental management and has been based in Hawke’s Bay for over 30 years. He was a co-founding director and senior consultant for Environmental Management Services Ltd before moving on to establish Birman Consulting in 2018.  His diverse career has seen him work on planning and environmental projects across New Zealand and abroad including assignments in Indonesia and Papua New Guinea. 

Murray joined Vince in the Willowbrook development in 2017 and brings to the project considerable experience including work on a number of previous subdivision and land development projects within Hawke’s Bay.  Together in 2020 they completed the adjoining 22-lot (Stage 1) subdivision and started detailed design, planning and construction of Willowbrook Community in 2021.

Vince Byrne

Vince has been involved in the building industry for over 45 years, beginning with his building apprenticeship in Hawke’s Bay with Mackersey Construction.

As a Master Builder, Vince operated as a sole trader under the name Byrne Construction and subsequently First Developments Limited. These businesses undertook a wide variety of successful building developments including land and house projects involving at times the construction of up to 50 homes per year.

In the late 90’s Vince changed tack and went on to study Civil Engineering. Upon graduating he worked for the next 19 years as an engineer in Hawke’s Bay. During this period he also completed a sizable residential development in Brookvale, Havelock North, and has continued to apply this experience in the building and development of Willowbrook Community.
